Role Description

As a Land Purchase Officer , you will be responsible for identifying, evaluating, and negotiating land acquisition opportunities to support our real estate development projects. You will play a key role in expanding our land portfolio, conducting thorough due diligence, and building relationships with landowners and stakeholders.

*Responsibilities:*

1. *Land Acquisition:* Identify potential land acquisition opportunities through market research, networking, and other channels. Evaluate properties for their suitability and feasibility for development projects.

2. *Due Diligence:* Conduct comprehensive due diligence on potential land acquisitions, including zoning regulations, environmental assessments, title searches, and other relevant factors. Assess risks and opportunities associated with each property.

3. *Negotiation:* Negotiate purchase agreements, contracts, and other legal documents with landowners, sellers, brokers, and other parties involved in land transactions. Secure favorable terms and conditions for land acquisitions.

4. *Relationship Building:* Cultivate and maintain relationships with landowners, sellers, brokers, government officials, and other stakeholders involved in the land acquisition process. Represent the company professionally and ethically in all interactions.

5. *Market Analysis:* Stay informed about market trends, property values, and emerging opportunities in the real estate market. Monitor competitor activity and market dynamics to identify potential acquisition targets.

6. *Financial Analysis:* Conduct financial analysis and feasibility studies to assess the potential returns and risks associated with land acquisitions. Prepare financial models, projections, and investment proposals for review by senior management.

7. *Documentation and Compliance:* Ensure all necessary legal and regulatory requirements are met for land acquisitions. Prepare and review legal documents, contracts, permits, and other paperwork related to land purchases.

*Requirements:*

– *Education:* Bachelor’s degree in real estate, business, finance, or a related field. Additional certifications or coursework in real estate development or land acquisition are a plus.

– *Experience:* Proven experience in land acquisition, real estate development, or a related field. Demonstrated success in identifying and negotiating land acquisition opportunities.

– *Negotiation Skills:* Strong negotiation and communication skills. Ability to effectively communicate and negotiate with diverse stakeholders, including landowners, sellers, brokers, and legal professionals.

– *Analytical Skills:* Excellent analytical and problem-solving abilities. Ability to conduct thorough due diligence and financial analysis of potential land acquisitions.

– *Industry Knowledge:* Solid understanding of real estate principles, land use regulations, zoning laws, and other factors impacting land acquisitions.

– *Attention to Detail:* Meticulous attention to detail and accuracy in reviewing contracts, legal documents, and financial analysis.

– *Relationship Building:* Strong interpersonal skills and the ability to build and maintain relationships with a variety of stakeholders.
